Arch bars and lintels are used to support structures such as windows, doors and other openings. As they are usually constructed from steel, it is not uncommon to see old arch bars and lintels rusting and expanding.

Where an arch bar or lintel has not been galvanised, or where the flashing which should be protecting it has failed, moisture may penetrate the steel, rust and cause structural damage . The corrosion of the steel will cause it to expand which may result in cracks to the surrounding brickwork, allowing water to penetrate the structure. This is not only unsightly, but potentially unsafe as well. 


When brick or stone walls begin to show signs of deterioration such as erosion, cracking or fretting, there are a number of causes that may be to blame. Water ingress,  lintel damage, direct impact and salt degradation are four of the most common causes which present themselves in a building.

In most of these cases, individual bricks will be visibly affected. However, the mortar joints between bricks or stonework may also show signs of disrepair or worse, start shifting away from the inner lining.
Where it is apparent remediation work is required, we will remove affected bricks, treat the remaining ones as required to address the impacts of salt degradation and ultimately, replace the bricks and the brick ties as required before repointing the brickwork to return the wall to its original condition.

Department of Education Building - A case study on heritage works and waterproofing | Remedial Building Services

The Department of Education Building located in Sydney’s CDB, was designed by the acclaimed architect George McRae, the esteemed architect was also responsible for the design of Sydney’s famous Queen Victoria Building on George Street.

Constructed in 1914, the building is characterised by Edwardian Baroque design elements which are rarely found in Australian architecture. Almost a century after the building’s construction, Remedial Building Services were engaged to perform restoration works to this beautiful building for the purposes of ensuring that water damage and ingress could be prevented into the future. 
All told, the work we were brought on to address included:

  • Removal of bonded asbestos sheeting from the roofing. This was not only a hazardous product, but it was failing causing water to seep into the building. 
  • Removal of concrete which had begun to pull away from the concrete slab
  • Correction of falls to the concrete slab
  • Application of a torch-on membrane waterproofing system
  • Removal of copper flashings
  • Reinstallation of flashings to prevent water ingress
  • Removal of window beading and replacement of appropriate solution

The Rectification Process

Rectification on this extensive project began on the rooftop of the building, where qualified asbestos removal staff began the process of isolating the area to be worked on, encapsulating it and then removing the faulty membrane containing bonded asbestos.
During this stage of the rectification, Remedial worked with building management to implement extensive measures to protect employees and the general public from any exposure to asbestos particles. Once all asbestos affected materials had been safely disposed of, the Remedial team installed a new torch-on membrane to the roof and parapet in order to prevent the ingress of water into the building.

After the roof was completed, specialist staff with extensive heritage rectification experience repaired and replaced all copper flashings and window beading.

This rectification project was completed over a 16 month period to the satisfaction of the building management, with minimal if any impact on the occupants of the building. The high quality work provided by Remedial enhanced the waterproofing and structural integrity of the building while maintaining all the requirements of a heritage listed building.
These works will allow the building to remain structurally sound and visually spectacular for many years to come.

This red brick apartment block overlooking Manly beach required extensive structural work in order to address a number of safety hazards identified by consulting engineers.

The list of structural issues to be rectified included:

  • Brick delamination
  • Concrete spalling on the underside of balconies
  • Rusted balustrades and conformance
  • Lintel corrosion

In addition to these structural upgrades, the Strata Committee requested that aesthetic upgrades also be implemented during renovation.

Requested aesthetic upgrades included:

Randwick has a rich cultural history, from being the home to the largest Aboriginal community in Sydney at one point, to being a hub of prosperity and architectural significance with significant houses constructed such as Ventnor overlooking Coogee Beach.. 
It is no surprise then, that Randwick counts several red brick buildings which are well known for their architectural signficance. 
On the corner of Waratah Ave and Belmore Road, is such an example. With arched windows and detailed brick fascias there is a strong neo-gothic architectural style to this bulding which makes it very memorable. Having withstood the elements, human impacts and polution for a number of decades, the building had come into a state of ill-repair when Remedial Building Services were contacted to help restore it to its former beauty. 


With the scope of works defined by Alan Wright engineers, the Remedial team got to work on restoring the structural and aesthetic elements of the building. Over a 9 month period we:

  • Replaced and installed new heleties
  • Removed all windows and replaced them with windows which were in keeping with the facaded, yet which offered superior noise and thermal protection
  • Painted
  • Sourced like-for-like bricks and re-layed large sections of the brickwork which had delaminated or become unsound
  • Repointed the entire building
  • Installed new cappings
  • Put in place new ties to the awnings to improve the structural strength
Through continual communication with the Body Corporate and the residents, work was completed with minimal disruption for residents. Residents were given multiple options for times which would suit for window replacement so that they could plan their lives around it with minimal impact on their day-to-day.

Macquarie Park in Sydney has for the last two to three years, been the scene of major upgrades in terms of both infrastructure and commercial development. From new housing to commercial preceicnst and infrastructure the area looks nothing like it did before work began.
Recently were were appointed by The Governor Hotel ito provide services to help get them ready to launch to the public.


With the slab ready to go, the Remedial team were called in to turn a simple concrete surface into a durable, non-slip flooring surface across their public bars, back of house and kitchen areas. 
The owners recognised that whlst concrete flooring is durable for most wear and tear, hygiene factors, Workplace safety and ease in cleaning meant that a surface such as an epoxy were needed. Our team worked to apply a two coat epoxy solution in the clients chosen colours, helping to make the surface safe and ready for business. 


The Governor hotel makes great use of outdloor spaces with BBQ and alfresco dining on the second level. What the client had learned however, was that the 110mm existing slab was insufficiently strengthened to bear the load. 
Our team recommended the installation of carbon fibre strips which act as a flexible, yet very strong enhancer of the concrete surface. Not only do these fit snuggly onto the existing surface making them hard to see, but they offer a very cost effective solution in adding load-bearing strength to the slab.

So you have a water leak that is a pain when it rains, or maybe you have rust stains on the façade of your building that look ugly, or maybe it is brickwork or render that is bulging, fretting or cracking. What you may consider to be a minor inconvenience could actually be a warning sign that you have a larger structural issue in your structure.

Rectifying the issue early has been proven to save money as the issue is not as widespread as it will develop to be. This is because once a structure has a leak, or concrete cancer, more water will reach the affected (and other) area causing more rusting, displacement of concrete and cracking.

Some of the tell-tale signs you have structural issues include:

  • Rust stains on the edge of your building that originate at random
  • Cracks which appear either on internal or external walls and go up or down the building in a step-like manner
  • Water leaks which cannot be tracked to an exact area above the leak
  • Brick growth/expansion which causes displacement and/or windows and doors to not fit as soundly as before
  • Lintels and arch bars (above doors and windows) show signs of rust and cracking of the brickwork
  • Balconies which are cracking and leaking
  • Large pieces of concrete are falling from the structure


Whether it is due to the age of your building, exposure to the elements or poor workmanship and materials during construction, there are a number of factors which could be the cause of your structural problems. Many of the common issues which lead to large problems include:

  • Poor workmanship during construction. Often builders will leave reinforcing too close to the surface allowing surface moisture to seep far enough into the surface. This leaches the concrete and causes a chemical reaction on the steel below it
  • Use of incompatible materials in close proximity to each other. These cause a chemical reaction which causes rusting
  • Mechanical wear and tear
  • Damaged concrete slabs which allow water to penetrate through to the reinforcing below
  • Installation of new equipment – often on rooves – such as air conditioning units or anchor points. These are often drilled through water proof membranes and are not sealed properly after thus allowing water to ingress to the metal below.
  • Inadequate flashings. Where flashings are installed poorly, or not high enough into the cavity, water can penetrate through to the cavity. Even if they were installed well, if drains are not cleared properly then during heavy rains, water can rise above the flashing, thus leaking into the cavity


Whether the issue is caused by water leak, age or construction flaw, the base fact is, what was or is a small problem may develop into a larger underlying issue which affects the structural integrity of your building. The earlier you take steps to the correct the latent issue – not just treat the obvious signs – the less advanced the issue becomes.

Many people often think that patching the issue will solve it, but once rust has started to affect steel, it will continue to expand, leading to further fracturing and ongoing issues. The issue will also continue to affect new areas, whether it is more areas starting to rust, or worsening leaks. Ideally, as soon as you notice an area with an issue as described above, you should call us in to investigate the issue and advise how wide-spread or otherwise it really is. Doing so could save you tens of thousands of dollars into the future and rectification works which are finished much faster.

In short, Concrete spalling is the technical term which describes concrete which has been put under stress and has started to crack. this stress is most often caused by structural factors such as building movement or rust within the structural reinforcing.  As steel rusts it expands within the concrete (it can expand up to 7 timees its original size) causing the concrete to swell and - given concrete is not flexible - crack. As it cracks it becomes brittle, allows moisture in which reacts with the steel further, accelerating the process.

Concrete spalling is also referred to as concrete cancer by many. The signs of spalling  include:

  • Crazing and cracking concrete
  • Rust stains which seem to leak out from within the concrete
  • Bubbling (also called Plating) of concrete render
  • Drummy concrete. Concrete which appears solid, but when tapped shows evidence of air trapped behind it meaning it has started to delaminate (split into layers) 
  • Leaks which appear in overhead concrete surfaces


Concrete spalling – especially on the outside of a building – not only looks terrible, but it is potentially dangerous too. Over time, and with increased exposure to the elements, untreated pieces of concrete may fall from your structure. The risk is it falling and damaging property, or even worse, hitting a person walking below.


Many people (incorrectly) believe that a coat of paint, or in "more extreme" circumstances, replacing the affected concrete will suffice to fix the issues described above. Truth is though, that concrete repair requires more than tese aesthetic approaches. Whilst these approaches fix the visible signs, all they are doing is masking the real issues underneath. It is the same as putting a band-aid on a gravel rash without removing the debris first. You have treated the signs of trouble, but you are allowing the wound to fester and cause ongoing complications which require even more work. 

Concrete repair requires a methodological approach to:

  • Identify the visible signs
  • Understand the underlying causes
  • Develop a repair methodology which treats the issues and which ensures compatibility with any existing systems or materials
  • Implementation of the repairs
  • Ongoing supervision
  • Guarantees as to the quality of work. 


Like anything, there are risks in not doing something correctly the first time. With concrete cancer it is essential that you make the correct decisions and undertake the correct procedures the first time, as if you don't there can be ramifications inclusive of:

  • ​Incompatible metals being used in close proximity to each other, thus causing a reaction which allows water into the slab

  • Ongoing structural damage inclusive of shifting walls, cracked bricks, plumbing issues, windows which crack, doors which are not plumb, and so on.
  • Increased costs associated with ongoing repair work
  • Increased costs in longer term due to deferred maintenance 
  • Damage to property or life from potential falling concrete
